What Property Managers Actually Check During Inspections

Property managers tend to focus on the small details that reveal how thoroughly a rental has been cleaned. Marks at floor level, grease inside appliances and dust in narrow tracks can attract more attention than an otherwise tidy room. During a rental inspection, the property manager may also compare the home with earlier records and photographs, allowing for reasonable wear over the tenancy.

Knowing where they’re likely to look helps you allocate cleaning time more effectively before handing back the keys.

Carpets and Skirting Boards

Carpets should be vacuumed slowly in several directions, with extra attention given to edges, corners and the areas beneath furniture. Property managers may notice visible stains, pet hair or a line of dust where the carpet meets the wall. Move lightweight furniture so you don’t leave obvious uncleaned patches behind.

Skirting boards can collect dust, scuff marks and residue from mopping. Vacuum them first, then wipe them with a damp microfibre cloth and a mild cleaning solution. Check behind doors and near power points, where marks are easy to overlook. Avoid soaking timber or painted surfaces because excess moisture may cause swelling or streaks.

Oven Interiors and Rangehood Filters

An oven can appear clean from the outside while still holding baked-on grease beneath the racks and around the door seal. Remove the trays and racks, clean the interior walls and inspect the glass from several angles. Don’t apply harsh products to heating elements or rubber seals unless the appliance instructions permit it.

Rangehood filters also need attention. If they’re removable and suitable for washing, soak them in hot water with an appropriate degreaser, rinse thoroughly and let them dry before refitting. Tenants facing a tight moving schedule may consider professional end of lease cleaning for tasks such as oven, bathroom, carpet and window cleaning.

Meeting Strict Checklist Standards

The inspection checklist usually covers each room, fixture and appliance supplied with the property. Work through the home in the same order as the checklist so that cupboards, switches and less visible surfaces don’t get missed. Leave enough time for cleaned areas to dry and for a final walk-through in daylight.

Use the entry condition report and dated photographs to check the property’s original state. Fair wear can include gradual ageing from ordinary use, while fresh stains, built-up grime and avoidable damage may require attention. Take clear exit photos after cleaning, including wide room views and close-ups of appliances, floors and wet areas.

Grout Stains and Limescale Rings

Bathrooms often receive close scrutiny because moisture makes residue easy to see. Inspect grout lines, shower screens, tap bases and the area around drains. Soap film can remain after a quick wipe, so use a bathroom product suitable for the surface and allow the recommended contact time before rinsing.

Limescale rings may form around taps, plugholes and toilet bowls. Use a product approved for the relevant material, as acidic cleaners can damage natural stone, metallic finishes and some grout. Dry taps and screens with a clean cloth after rinsing to prevent fresh water spots. Check the bathroom again once it’s dry, since streaks and missed patches are often clearer then.

Window Tracks and Blind Slat Dust

Window glass rarely tells the whole story. Property managers may open windows and notice dirt, dead insects or mould residue inside the tracks. Start with a vacuum and narrow nozzle, loosen compacted dirt with a small brush, then wipe the channels with a barely damp cloth. Clean drainage openings carefully without forcing debris further inside.

Blinds need similar detail. Close them in one direction, wipe each slat, then reverse the angle and repeat on the other side. Pay attention to cords, wands and the top rail. Finish by checking windows and blinds in natural light, which makes fingerprints, dust lines and streaks much easier to spot.

A final inspection from doorway height can reveal the details you missed while working close to each surface. Open the oven, run a finger along one skirting board and slide a window once more before returning the keys. Those quick checks often expose the last patch of grease, dust or grit.
